TIME PERMITTING, I will be conducting a discussion on market conditions in Scotland today. Not sure about you, but I am beginning to see some light at the end of the tunnel with lots of good opportunities to purchase properties and fund them with little or no money down... (yes, it IS still possible for the very creative investor). If you have something of value to share, are looking for a Joint Venture Partner or have your questions answered, then be in the

You can buy a house for 120 ounces of GOLD!

A small, but enlightened group of people chose not to buy property after 2005, as the market edged towards its peak. Many invested in gold instead. Others got out of property close to the peak – in some cases right at the peak – and put their capital into gold.

At some stage these people will want to move their capital out of gold and back into property. So an interesting way to value gold is by comparing UK house prices to the gold price. Mathematician Tom Fischer, a lecturer at Heriot-Watt University in Edinburgh, has put together the following chart, showing the ratio between UK housing and gold

Gold currently costs about £690 an ounce. The average UK house, according the Nationwide, sits at just above £162,000. That means it takes a sterling equivalent of about 235 ounces to buy the average house.

As you can see from the green circle above, Fischer sees that ratio falling well below 100. I wouldn’t disagree with him. But if it nears 120 ounces, I will be ‘seriously reconsidering’ my core position. That could mean house prices staying where they are and gold rocketing from here. It could also mean gold staying where it is and house prices plunging. I suspect the most likely scenario is somewhere between the two.

Let’s say gold appreciates 30% from here to £900 an ounce (very likely, I would say). And average house prices fall 30% to £110,000 (also likely). Then, give or take, you have your ratio of 120. Those who stayed off property and bought gold would have made 30% on both sides.

So 120 ounces of gold – and very possibly lower – for the average UK house is another of my key levels.

Self-Employed Borrowers Go Away!

Is it time yet... that we 'Property Brothers and Sisters' start doing it for ourselves?


A couple of years back, I realised that one of the biggest challenges for property investors is the length of time it takes to get our money back out of the deals. My strategy from the beginning, has been to buy properties that were 'cosmetically distressed' and add value by redecoration and/or replacing bathrooms, kitchens etc. This is a very profitable strategy which helps you to increase the value of your investment within a few weeks.

When I first started out, I wasn't in a hurry and didn't really understand property investment market that much nor did I know how to capitalise quickly. However, it became evident that whenever I approached the bank for another loan or to top up my 'business term loan' that I used for buying properties, they would ask for updated valuations.

Then along came same day/next day remortgages and Daylight Bridging! i.e. Use a bridging loan to buy the property one day and have an ltv mortgage put in place the next day, allowing you to pull out some of the equity and profit from the increase in value. Easy!

Alas... those days are gone and if and when they do come back... will we trust the banks again?

Perhaps it's time to set up our own Property Credit Union or Property Trust Fund. With more and more of us finding it increasingly challenging obtaining funding, this could be the perfect opportunity to start helping one another.

Those with available cash could lend to those with good deals .... for a higher rate of interest that the banks are paying depositors these days... Those who have the deals could borrow from the fund and pay a similar rate of interest back to the fund, but avoiding the need for the dreaded 'credit scoring' as the fund would have security on the property anyway!

Unfortunately, the Scottish Government yesterday announced their plan to introduce a deposit Scheme in Scotland.
SAL have fought against this and along with some other organisations have expressed disappointment about the decision. Last night, John Blackwood of SAL was busy sending out a press release and here is the BBC picking up on it:

Concern over Scottish Government’s Tenancy Deposit Scheme Plans

The Scottish Association of Landlords (SAL), the Scottish Rural Property and Business Association (SRPBA) and the Chartered Institute of Housing Scotland (CIH) have expressed their disappointment that, despite continued opposition from their organisations, the Minister for Housing and Communities has announced that a national mandatory tenancy deposit scheme is to be introduced.

John Blackwood, Director of SAL, said

“We continue to feel that the introduction of a scheme is disproportionate to the level of problem which exists. We are not denying that tenancy deposits are unlawfully withheld in some cases, just as in some cases the deposit does not cover the costs of repairing damage caused by the tenant. We have maintained our opposition to the introduction of the scheme throughout the working group discussions, and although we tried hard to get other members to consider alternative methods of addressing the problem, we acknowledge we were fighting a losing battle.”

The SRPBA share SAL’s position and Sarah-Jane Laing, SRPBA’s Acting Head of Policy stated,

“We are naturally disappointed that further regulation is being placed on the sector, despite our best efforts to get other stakeholders to consider addressing the tenancy deposit issue through other routes, such as the Private Rented Housing Panel (PRHP). It would be very easy to walk away from the working group process as a result, but we are committed to working with the Scottish Government to develop the details of the scheme, and ensuring that landlords’ interests are at least considered.”

Sue Shone, Policy and Practice Officer with CIH Scotland said

“CIH is very concerned that Scotland will follow England’s approach of a mandatory scheme, this has yet to be evaluated for effectiveness and value for money. In a time of great financial pressure and the unprecedented commitment to end homelessness it seems bizarre that the Scottish Government is willing to invest in a system that may provide barriers to private landlords entering the market but is not proven to be the most effective way to protect tenancy deposits.”

Like you I was helping Allan, my youngest son to look for a rental property in Edinburgh and was totally disgusted and flabergasted by the standard of properties, lack of adherence to legislation and rogue landlords and appauling letting agents in the city. One arranged for us to view a property and when we arrived there a tenant was already in situ who had just moved in 2 weeks previously......and I had driven up from Kelso to look at it with him. Another was advertised as "refurbished....must be seen" again I drove up to look at it with him and it was disgusting and had never seen a paintbrush let alone a cleaner in the last year or two at least!!

Eventually we did get him a decent flat which in fact is owned by an Edinburgh solicitor personally, what a joke the paperwork he produced, not a registered landlord and I needed to keep him right on the safety checks, EPC etc he needed to get carried out!!!! How are they getting away with it???!!!

All in all I felt so good about my own Letting Agency......proved to me that we are streaks ahead of the City in the standard of properties we offer, effeciency of service provided to landlord & tenant and making sure all our paperwork, leases, safety checks etc etc are in order.

Claremont Properties launched in Edinburgh a few months ago adding to the already great reputation that we have in the Borders and know we can offer a better service in Edinburgh than exists there at present......how they are getting away with it beggars belief!!!

So I would like to recommend my own agency to anyone looking for a good agent in Edinburgh!!!!"

This leads to the industry getting a bad name.

"Great to get another invaluable newsletter. I read with interest (but no surprise) about yours and others experiences of Private Landlords and Letting agents.

I run Click-Let Ltd, based in Edinburgh with around 460 properties. I believe that we deliver an excellent service to both Landlords and tenants, everything is by the book.

From a tenant perspective we retain very few deposits and where these have been disputed we refer the tenants to the private rental sector in Edinburgh Council. We have never been told that we have unfairly withheld any funds.

From a Landlord point of view we track the reason for every Landlord leaving us and in less than 5% of cases is it because they feel that they have had a poor service. In most of these cases I could happily discuss each case with an independent person and strongly believe that we would be considered not to be at fault. All this for an unbelievable Mgt fee of 9.75% + VAT. I have a fantastic team of well trained, motivated and capable staff of whom I am very proud. Why not give us a try :-)

Holyrood’s programme for Scotland 2009-2010

The Scottish Government's programme for Scotland 2009-2010, “Towards a More Successful Scotland”, has been published. The document sets out the legislation for the coming year, as well as summarising the key achievements and main goals for the future.

The 13 proposed bills for this parliamentary session contain proposals which will impact on property businesses in the following areas:

Alcohol control;

The construction of the new Forth Crossing;

The end of the right-to-buy for all new social housing;

The setting of efficiency targets for Scotland to reduce energy consumption in homes and commercial properties.

An article in last Tuesday's Metro caught my eye... The headine "Soldier's family row over 'lost' will" made me think about the service provided by my guest speakers for next month's event. The family of a soldier killed in Afghanistan are locked in a legal dispute with his fiancee over the fallen corporal's estate. Rob Deering, 33, was killed by a booby trap in Helmand province in December last year while serving with the Commando Logistic Regiment. After his death, his fiancee claimed he had made a new will leaving his estate, including the house and a life insurance policy to cover the mortgage, to her. The deceased soldier's sister, however, claimed that he had left his inheritance to her. Read the full story here...

Buy to Let Market Shows Signs of Recovery.. at last!
There are encouraging signs that the buy-to-let market is beginning to find its feet, after the decline in new lending slowed in the second quarter of the year.
Latest figures from the Council of Mortgage Lenders showed 21,600 new buy-to-let loans were advanced in the three months to the end of June, just 4% down on the 22,400 reported in the first quarter.
Meanwhile, the number of buy-to-let mortgaged properties in arrears fell 17 per cent on the previous quarter. The number taken into possession remained unchanged.
The news will be welcomed by tenants who are at risk of being evicted at short notice from the property they are renting because their landlord has defaulted on mortgage repayments.

Letting Agents WANTED!
There are a growing number of tenants and landlords who are dissatisfied with the services provided by Letting Agents.
On Monday evening, I had a conversation with a Letting Agent who regaled me with the sorry tale of two tenants who appeared at her office that morning, full of woes about the property they were renting... house full of dampness with mould growing everywhere... no EPC... no Gas Safety Cert...no Repairing Standard Letter an obnoxious landlord to deal with who paid no attention to their requests for urgent repairs and their current Letting Agents were being dismissive, so they were looking to move.
This particular couple are unemployed and relying on DSS for their rent but had paid a month's rent in advance, and seem like decent people. Getting nowhere with the Letting Agent (who are certainly not living in THIS century), they were shocked to learn what the landlord's responsibilities were and that he, and the agents, were clearly flouting the law!

My youngest son Nash is getting ready to start his second year at University in Edinburgh and has been searching for accommodation with two of his friends.
I contacted a very well-known Letting Agency in Edinburgh about one particular property and noted that it took 3 days for the Property Manager to get back to me.
After several phone calls to the office, I managed to speak to the person who looked after the property Nash was interested in.
I was pleased when she confirmed that the landlord accepted students but disappointed to learn that he did not have an HMO licence - it was a 3 bed property!
Fortunately, my son has now found the perfect property but the Lease Agreement is flawed with no Repairing Standard Letter attached.
The whole arrangement with the landlord seems very loose and I am keeping a close eye on how things progress.

QUESTION... Do you have a great letting agent who takes care of your investment portfolio?...if you are getting good service from either a private individual or an established Letting Agent, then why notrecommend them to others.
We are all very quick to complain, but rather than be inundated with a barrage of negative comments, why not simply promote the person or company who provides a good service for a change.

Scottish Association of Landlords

Extra Portable Appliance Testing (PAT) training date announced.

Further to the huge response this week from members booking the new PAT training courses, SAL have added another Glasgow date for this training as below. The first two Edinburgh and Glasgow courses are now fully booked. There are still a few spaces left on the 11th November in Edinburgh and the 10th November in Glasgow.

For those who are further away from Edinburgh and Glasgow – please let SAL know if you are interested in this training locally. They will look into other areas if there is enough demand.

To deliver the courses SAL have engaged specialist trainer Neil Turnbull from PAT Training Services Ltd. The courses will run in both Glasgow and Edinburgh from 9.30am to 5.00pm on the dates listed below:

10th November 2009 - Ramada Glasgow City, 201 Ingram Street, G1 1DQ - SPACES AVAILABLE

11th November 2009 - the Conference Room, SAL, 16 Forth Street, Edinburgh EH1 3LH – SPACES

Further dates will be added until everyone interested in this training has a chance to attend. To help gauge demand and plan dates - please do let SAL know on info@scottishlandlords.com if you would like to attend these courses but cannot make the dates above for any reason.

Attending the one day course will give members the required knowledge to carry out their own PAT testing and, depending on the number of properties you have, for some this could mean an opportunity to make considerable cost savings. Please do bear in mind when costing this for your own business that you would still need to either buy (approx £300) or hire (approx £60 per week) a PAT testing machine to carry out the tests on your appliances.

This course is designed for landlords, letting agents, hotel and B&B owners. SAL members attend at the cost price of £150 per person. The arrangement we have negotiated with PAT Training Services represents a discount for SAL members of £95 off the normal price of the course which is £245.

The £150 fee includes refreshments and sandwich lunch plus course notes and a Code of Practice worth £35. On successful completion of the course you will also receive a certificate from the trainer.

British entrepreneur aims to crack 400mph barrier
(and raise $1 BILLION in the process)
Ron G Holland is aiming to shatter the motorbike land speed world record, which stands at 360mph, on his 30-foot cigar-shaped V8 super bike at Bonneville Salt Flats in Utah, USA. He'll make his attempt sometime in 2010.
The sixty-year-old author and entrepreneur says riding at half the speed of sound holds no fear compared to the prospect of his wife Elisabeth rumbling how much he's spent on his land speed bid.
